It is an impetus to institute green technology, and environment friendly sustainable living that focuses on the needs, efforts, and initiatives to promote sustainable and energy efficient real estate development in affordable sector. It brings together the industry experts and the infrastructure developers by providing financial support as an incentive in inducing them to green technology in affordable housing.

Efficient use of land, resources and water is the need of the hour. Adoption of energy conservation and sustainable living has become critical in recent years. IIFL Home Finance Ltd. as an organization encourages the adoption of sustainable development and green buildings. The Gap

Construction industry is a major consumer of non-renewable resources and a massive producer of waste, and the operation of buildings is responsible for huge CO2 emissions. Based on a recent study in developed countries, 30-40% of natural resources were exploited by the building industry, 50% of energy used for heating and cooling in buildings, almost 40% of world’s consumption of materials is to built environment and 30% of energy is used due to housing.

A Step Towards Sustainable Future: Green Affordable Housing, Policy & Finance

EESL designed energy efficient air-conditioners save up to 40% electricity in comparison to conventional air conditioners.  Energy efficient appliances constitute a huge role in affordable housing programs.  Improvement in quality of life of households through visual comfort, thermal comfort and others, through lesser energy consumption in domestic category would reduce cross-subsidy/direct subsidy, if any. Promoting energy efficiency for India’s energy security  Reduced AT&C losses would allow DISCOMs to improve reliability & quality of supply.

We are the only ‘Green Value Partner’ in the country helping developer/end users through their journey of concept, design, impact and final certification. By 2023, we look to fund 300 Green Affordable projects collectively accounting for 80 lac sq ft area in 90,000 units. We are working on a handbook that will have all the know-how on Green Building design with respect to all the 4 climatic zones in India

Green is not an issue for the rich, affluent and middle income, it is equally applicable and may be more to economically weaker sections/lower income groups. India is increasing at the rate of 2 crore people per year. The biggest challenge today is to use cost effective technology in building construction that supports sustainability. Developed countries will shrink their population by 2050 whereas developing countries including India are expected to touch 8.2 billion mark. By 2030, 9 crore homes are needed in India. Cost of building construction is 50% higher than the current rate of inflation

More than 10 million non-green homes will be constructed in India. Such non-green homes account to 2 times Delhi’s annual water consumption. 1.1 times Delhi’s annual CO2 emission from residential homes. If just 20% of these 10 million homes are green, then: • Every 4 green homes will save enough water to supply to 1 additional home • Every 5 homes will save enough electricity to light up 1 extra home • CO2 emissions will be reduced by 12% thus saving more than 1087 crore

• India is a huge market keeping in mind the rapid urbanization & growth of construction • Climate & weather will be the top 5 risks for businesses in the next 10 years accounting for 0.4% to 0.5% loss in global GDP • There is a need to closely embed ESG initiatives among the companies • Responsible investing should be made in companies who champion green initiatives
