PMAY Urban 2.0 FAQ: 50 Questions Homebuyers Are Asking in 2026

October 13, 2026 3 min

When people buy a first home, the money is usually the sticking point, not finding the right flat. PMAY Urban 2.0 is one of the larger affordable housing schemes in India, and it aims to take some of that weight off urban families through housing assistance and interest subsidies.

If you plan to buy or build in 2026, it’s worth learning the rules before you apply. This guide works through 50 common questions about the scheme, split into five groups.

Understanding PMAY Urban 2.0

The Pradhan Mantri Awas Yojana–Urban 2.0 (PMAY-U 2.0) helps eligible urban families buy, build, or rent an affordable home. It runs for five years, from 2024 to 2029, and has four verticals: Beneficiary-Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and the Interest Subsidy Scheme (ISS). Which one fits you depends on your income, location, and housing need.

1. Eligibility: Who Can Apply?

  1. Who can apply for PMAY Urban 2.0? Urban families under EWS, LIG and MIG categories, subject to fulfilment of the conditions of the scheme.
  2. What are the income limits? EWS households earn up to ₹3 lakh a year, LIG above ₹3 lakh and up to ₹6 lakh, and MIG above ₹6 lakh and up to ₹9 lakh.
  3. Must I be a first-time homebuyer? Not quite. What matters is that your family doesn’t own a pucca house anywhere in India, along with the scheme’s other ownership conditions.
  4. Can an existing homeowner apply? Generally not. A family that already owns a pucca house anywhere in India doesn’t qualify.
  5. Can I apply if I live in a rented home? You can. Renting doesn’t count against you if you meet the other criteria.
  6. Can salaried employees apply? They can. The scheme looks at whether you’re eligible, not at what kind of job you have.
  7. Can self-employed applicants apply? Yes, provided you can back up your income with the right documents.
  8. Can a family apply if a member owns a house? No. A family is generally not eligible if the applicant or any family member owns a pucca house anywhere in India.
  9. Can I apply if I received housing help earlier? No. Applicants who have availed benefits under any government housing scheme during the previous 20 years are generally not eligible under PMAY-U 2.0.
  10. Is preference given to certain groups? It is. Widows, persons with disabilities, senior citizens, transgender persons, and SC/ST and minority communities get preference.

  6. Is there a carpet-area limit? Yes. Under the ISS, it’s 120 square metres.
  7. Is the subsidy paid to the buyer in cash? No. It goes into your home loan account through the prescribed process.
  8. Will every eligible borrower receive the full ₹1.80 lakh subsidy? Not necessarily. The actual subsidy depends on the eligible loan amount, tenure, and fulfilment of scheme conditions.
