Video KYC & e-Sign: How Fully Digital Home Loans Work in 2026

October 26, 2026 2 min

Getting a home loan used to mean going to the branch repeatedly with the same set of photocopies. That’s changing. In 2026, a good part of the home loan application process can be done from home, thanks to video KYC and electronic signatures (e-Sign).

If you live in a Tier-2 or Tier-3 city, you’ll probably notice the difference most. A branch that’s an hour or two away costs you time and travel money, and cutting even a few of those trips helps.

But “digital” gets oversold. Not every step moves online, and finishing a video call doesn’t get you approved. The lender still verifies your identity, goes through your documents, assesses the property, and decides whether you’re eligible. This post walks through what happens at each stage.

What Are Video KYC and e-Sign?

Video KYC means proving who you are on a live video call. An authorised representative from the lender does the verification, following regulatory requirements and the lender’s own procedures. There are other ways to do KYC too, and this piece on different ways of KYC verification explains them.

e-Sign allows applicants to electronically sign eligible documents after completing the required authentication process. Its use is governed by applicable laws, regulatory requirements and lender processes. For eligible documents, it can reduce the need to print, physically sign and rescan paperwork.

Used together, the two take some effort out of the home loan application process. Whether you get to use them depends on the lender’s systems, the documents involved, and the legal and regulatory rules that apply.

How Does the Digital Home Loan Application Process Work?

Every lender does it a little differently. Broadly, though, a digital home loan application goes like this.

1. Submit Your Application Online

You fill in an online form with your personal details, income, employment or business details, and information about the property. Check every field before you submit. It’s far easier than getting a mistake fixed afterwards.

2. Complete Video KYC

Once the lender asks for it, you do your video KYC. An authorised representative joins a live video call, checks your identity, and verifies the documents you show.

RBI’s KYC Directions set the rules for video-based identification by regulated entities, with safeguards such as customer consent and verification procedures.

A few practical things: keep your original ID documents on hand, make sure your internet connection is steady, and sit somewhere quiet with good lighting. Nobody wants the call to drop halfway through.

3. Upload Supporting Documents

The lender will usually ask for some mix of these:

  • PAN and accepted identity and address proofs
  • Salary slips or income tax returns
  • Bank statements
  • Property documents
  • Other financial records it needs for the assessment

Which ones apply to you depends on whether you’re salaried or self-employed, on your applicant profile and on the lender’s policy.

4. Sign Documents Electronically

If the lender supports it, you can e-sign eligible documents once you’ve authenticated. It reduces the burden of printing, scanning, and handling physical paper.

Some documents and transactions can’t be signed this way, so follow the lender's instructions. And read the terms before you sign.

5. Complete Assessment and Wait for a Decision

This stage assesses your application, and it isn’t digital. The lender assesses your repayment capacity, credit profile, property valuation, and legal documents. If it needs more information or wants a physical check, you’ll have to do that separately.

A loan is sanctioned only after the lender completes its assessment and is satisfied that your application meets its requirements.

What Are the Benefits of Digital Home Loans?

Applying digitally saves time, and that matters most when you’re busy.

Benefit What It Means for You
Convenience Complete eligible steps remotely
Reduced paperwork Submit and sign supported documents digitally
Better accessibility Reduce travel for certain verification steps
Clearer tracking Receive application updates through available digital channels
Fewer manual steps Reduce repeated printing and document handling

Take a borrower in a smaller town who works six days a week. If the verification steps can be done online, there’s no need to take time off just to hand in basic documents. If the lender wants additional checks, though, those still have to be done.

None of this guarantees a faster process or an approval. Both depend on how complete your application is and how the lender assesses it.

How Can You Keep Your Digital Home Loan Application Secure?

You’re sending personal and financial details over the internet, so take some care. These habits apply throughout the whole home loan application process:

  • Use official channels: Reach the application through the lender’s verified website or its authorised communication.
  • Protect your OTPs: Don’t share OTPs, passwords, or other login details with anyone you don’t trust.
  • Check document accuracy: Your name, address, and other details should be consistent across all your documents.
  • Read before e-signing: Read the loan terms, repayment obligations, charges, and other disclosures.
  • Keep records: Keep copies of your documents and acknowledgements whenever possible.

Got a message or link that looks off? Contact the lender through its official customer support channels before you do anything else.

Frequently Asked Questions (FAQ’s)

What is video KYC in a home loan?

Ans:

It’s a remote identity check done over a live video call with an authorised representative. It has to follow the applicable regulatory requirements and the lender’s procedures.

Is a home loan completely digital in 2026?

Ans:

Not always. Some application, verification, and signing steps can be done online. Property valuation, legal checks, and other verification may involve extra procedures.

Is e-Sign legally valid for home loan documents?

Ans:

Electronic signatures are recognised under the Information Technology Act, 2000, subject to applicable legal requirements. Their use depends on the type of document, the transaction involved, and the lender's documentation process.

What documents are needed for video KYC?

Ans:

You will need valid ID documents. A device with a camera and microphone. A stable internet connection. Your lender will specify the documents and authentication steps it requires.

Does completing video KYC guarantee home loan approval?

Ans:

No. Video KYC verifies your identity, and that’s all. The lender separately assesses your income, credit profile, repayment capacity, and property documents before it makes a decision.
